Real Estate Straddles Recovery and Risk

Real estate markets are showing mixed signals globally—some segments are recovering after a downturn, while others face oversupply, affordability, and financing headwinds.  

For example:

    •    In India, Q3 investment in office real estate jumped ~27 % year-over-year to US $0.8 billion, signaling renewed appetite from domestic capital.  

    •    In the UK, Tritax Big Box acquired ~£1 billion worth of logistics/warehouse assets from Blackstone, emphasizing strong investor interest in industrial/logistics real estate.  

    •    Retail real estate in Australia also saw a headline deal, with a major Sydney shopping centre acquired for US $525 million.  

    •    Meanwhile, UBS flagged Miami as the most vulnerable U.S. city in its 2025 Global Real Estate Bubble Index, citing stretched valuations and declining demand.
